Ayotte and Downes Garage Renovations 2024 - 2025
January 2026 Garage Project Update:
Downes Garage: Work continues on subcontractor issues with sealant and broken flange connectors.
The elevator is currently down and rides are available in the Parking Office. We currently have a "Power Unit" on order through our elevator vendor, Delta Beckwith for the left elevator and we expect that work to begin within a month. We have also hired GFT, to perform an engineering design package needed for the parking department to issue an RFB to replace the elevators, except for the power unit that will be kept and used in the new system.
This repair has taken too long and we apologize for the inconvenience, Due to the age of the elevator and the structure of the elevator contract, needed long term repairs and proper maintenance have been ignored. Capital money has been approved by the city council, that will allow work to be done on the Downes and Ayotte Garages.
All passcard holders will be provided a space in the garage during construction and any downtown events.
Project Overview
Work at the George Ayotte and Joseph Downes Parking Garages has begun. The project is expected to take approximately 9 months to complete with the Ayotte to be finished first followed by the Downes.
Work at the Ayotte will involve replacing deck sealants and drainage pipes, while the Downes will undergo cement repairs also.
Existing traffic coating on the parking garage deck will be removed at specified locations in the Contract Documents, either by partial depth hydro-demolition or an Engineer-approved method. All remnants of waterproofing, loose concrete, and existing sealants must be completely removed to expose bare, solid, and open capillary concrete as specified. New traffic coating will then be installed as indicated. Once the traffic coating system has fully cured, traffic marking paint will be applied to replicate the original layout, using stencils for straight, consistent lines.
Repair work for both deep and shallow spalled concrete, on both the topside and underside, is outlined in the Contract Drawings.
Delaminated concrete, on both the topside and underside, will be repaired as shown in the Contract Drawings.
Cracked concrete will be addressed with epoxy injection or route and seal methods, as specified in the Contract Drawings.
Existing deck drains will be removed and new drain assemblies will be installed, including cast iron drain bowls, grates, gaskets, associated hardware, and a cast-in-place concrete setting bed, at the locations indicated on the Contract Drawings.
Deteriorated drain leader lines connected to the drains slated for removal and replacement will also be replaced as per the Contract Drawings.
Repairs will be made to existing double tee beam flange connections that are observed to be broken in the field after the joint sealant and backer rod are removed.
Displaced parapet concrete capstones will be removed, flashed, and replaced as indicated on the Contract Drawings.
All existing parapet capstones, unless specified for removal and replacement, will be removed, flashed, and re-installed according to the Contract Drawings.
The existing traffic coating system will be removed and a new traffic coating will be installed.
